When Do You Need a Boundary Survey?

You should book this survey before you start any work near the boundary. Common scenarios include:

  • Building a Fence: Ensure the new fence is actually on the line.
  • Extensions: Building a garage or extension close to the boundary (Zero Lot Line).
  • Disputes: Resolving arguments with neighbours over encroachment.
  • Buying/Selling: Confirming the land size matches the contract.

Our Survey Process

1. Research

We purchase the Deposited Plan (DP) and adjacent plans from NSW Land Registry Services to establish the legal geometry of your block.

2. Fieldwork

Our surveyors attend the site to locate existing survey reference marks (often buried in the street) and measure your property corners.

3. Calculations

We compare our field measurements against the legal DP to determine if there are any encroachments (fences/walls over the line).

4. Marking & Reporting

We return to place visible pegs at your corners and issue a signed Sketch Plan showing the relationship of improvements to the boundary.

Common Questions

Can I build a fence without a survey?
Legally, you can, but you are liable if you build it in the wrong spot. If you encroach on your neighbour's land, you may be forced to tear it down at your cost.
Do you need access inside the house?
No. For a boundary survey, we only need access to the front and back yards to locate corners.
How accurate are the pegs?
Our equipment measures to within millimeters. However, pegs can move over time due to soil movement, so they should be used for construction immediately.
