How much does a land survey cost in Sydney?
Costs vary significantly based on the property size, terrain, age of the subdivision, and the type of survey required. A basic boundary identification for fencing typically starts from $1,400 + GST, while a detailed topographic survey for a DA might start from $1,600 + GST. We provide fixed-price quotes after a quick desktop assessment of your property.
How long does it take to get the final plans?
For standard residential projects, our typical turnaround time is 5-7 business days from the date of the site visit to the delivery of digital plans. Larger or more complex subdivision projects will take longer.
Do you offer urgent or next-day service?
Yes, we can often accommodate urgent requests, particularly for construction setouts, depending on our current schedule. An urgency fee may apply. Please call us directly to discuss urgent requirements.
The Process
Do I need to be home during the survey?
In most cases, no. As long as we have clear access to the boundaries and the exterior of the property (no locked gates or aggressive dogs), we can complete the fieldwork without you being present.
What do I receive at the end?
You will receive a signed PDF of the survey plan, suitable for submission to Council or your architect. For detail surveys, we also provide the DWG (CAD) file that architects require for their design software.
Does the survey guarantee Council approval?
A survey provides the accurate data *required* for approval, but it does not guarantee the outcome of your DA application. That depends on your proposed design meeting Council's planning controls.
Specific Services
What is the difference between a Boundary and Detail survey?
A Boundary Survey only defines the legal property lines (good for fences). A Detail Survey maps the features inside those lines, such as contours, trees, existing buildings, and services (required for designing new homes or extensions).
Do you handle the Council subdivision application?
We handle the surveying component, prepare the plan of subdivision, and can manage the lodgement with NSW LRS. We often work alongside your town planner who handles the Development Application with Council.
